Dear Ms. Atkinson:
In response to your request for zoning verification for parcel numbers R4885160050,
R4885160040, R4885160030, R4885160020, please note the following:
• These properties are located within the corporate boundaries of the City of Meridian and
is currently zoned C-G (general retail service commercial district).
• The abutting zoning designations for the parcel listed above are C-G (general retail service
commercial district) to the north and east, I-L (light industrial) to the west, and L-O (limited
office) to the south.
• Current approvals on the site include (Parcels R488516003 & R4885160020 are currently
vacant lots):
• File: RZ-08-003 — In October 2008, a Rezone of 27.17 acres from I-L to the
C-G zoning district was approved.
• File: MDA-14-003 — In April 2014, a Modification to amend the recorded a
Development Agreement (Instrument #108119853) was approved to remove
the subject property from the existing Development Agreement and enter into
a new Development Agreement (Instrument #114034780) to develop the
property as a mixed -use development consisting of office, multi -family and
retail uses was recorded.
• File: H-2016-0061 — In June 2017, an Amendment to the Development
Agreement (Instrument #114034780) was approved for Harmony Hills
Assisted Living for the purposes of incorporating a new concept plan, building
elevations, and modifying certain provisions of the Development Agreement
(Instrument #2017-054341) was recorded.

• File: H-2016-0063 — Conditional Use Permit for a residential care facility on
FILE NUMBER: zv-zozz-coos
1.72 acres of land in the C-G zoning district located at 1180 W. Overland and
1529 S. Tech Lane was approved in August 2016.
• File: A-2016-0317 — Certificate of Zoning Compliance, Design Review, and
Alternative compliance to construct a 50,194 square foot residential care
facility on 1.72 acres of land in the C-G zoning district located at 1180 W.
Overland and 1529 S. Tech Lane was approved in February 2017.
• The site was approved as part of a larger Planned Unit Development and is not located in
any special, restrictive, or overlay district.
• The approved use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning
Compliance, and Administrative Design Review is required to rebuild the structure in its
current form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
