Mr. Wardle,
Staff has reviewed and discussed your proposal for alternative compliance from the requirement to
provide 4 off-street parking spaces for 3 bedroom homes in Hills Century Farms North Number 2.
Overall, we support this request for the following reasons:
1. Staff believes any potential adverse parking impacts would be confined to this development.
2. Based on approximations, staff believes there are at least 100 on -street parking spaces in the
areas you have indicated.
3. You have indicated 21 of the lots could be more than 2 bedrooms, requiring 42 additional parking
spaces, which could be accommodated on -street.
4. This development contains private streets, which would be self -policed by the community and the
HOA.
5. You have indicated this development is targeted toward 55+ years in age, although the City
cannot enforce this requirement without deed -restricting lots.
In order for staff to complete this proposal, I need the following:
• A copy of the CC&Rs or similar documentation attesting to the age -restriction.
• An exhibit comparable to what you submitted with the Alt Comp request, which indicates which
lots or groups of lots would be allowed to have houses of more than 2 bedrooms. Staff does not
support merely allowing any and all of the 61 lots to be allowed to be more than 2 bedrooms. This
exhibit would be included with the subdivision restriction form and would be used during the
building permit review process.
