Broadway Ave., Suite 102 Meridian, Idaho 83642 RE: Roaring Springs Expansion — Mechanical 3 Building Dear Planner, On behalf of Roaring Springs we are pleased to submit the attached application and supporting materials for a new Mechanical Building for Design Review. This project will consist of a new single story building located at the East side of the proposed Roaring Springs water park and is part of a larger expansion to the park that includes new pools and attractions. This particular building is integral to the proposed Pools and Action River and houses pumps for the new water features throughout the expansion. The applicant is proposing to construct a new 28,27 SF single story building. Site access is proposed off an adjacent proposed parking lot on the East side of the property. As this building is considered "back -of - house" to the operations of the water park, no public access is provided. The building will have a fenced off yard for equipment / maintenance requirements. The fence will serve as a screen wall from the parking area. The proposed building is located on the East side of the proposed water park. It will front a proposed parking lot adjacent to the East property line. This building is not intended to by occupied full time but needs access for equipment installation and future maintenance. This building will house pumps, filters, and electrical equipment critical to the operation of the proposed water features in the park. Building elevations take cues from the existing structures in the water park. Materials include split -face and smooth concrete block. CMU block color will match existing color: Charcoal, with a contrasting color band to break up the massing of the building. Changes in the texture of the block also break up the massing of the elevations. APPROVED ication has been prepared in coordination with the Meridian Design Manual.
