Felix Diaz and f Were" present to speak Defore th~~-Planning and Zoning Commission on the matter but had to leave early do to the length of the nights' agenda. This letter is being presented in our absence on behalf of the Blackstone homeowners to express our concerns with the project as proposed by John Feckelman. The Blackstone HOA has had experiences in dealing with increased and speeding traffic during the building of Castlebrook #1 and #2. This project neCessitated traffic through or neighborhood when Black Cat was closed last year and greatly impacted homeowners in Blackstone, and Coral Çreek with speeding traffic at aU, hours, and at t~mesi"endar1tJÐring~property and- ,lives; ,Altbough,wewPrkecLwithJhe_builder- ,tq, try lQ~---,- ,--- -- remedy the problem, it still is a large problem. This apptoachto stop,speeders was haphazard at best and not the best solution for all involved, but wèdid what was needed to, prevent an accident as a community. We were fortunat~ll)ecause the homeowners took an active role to correct the speeding problem when possible. Luckily there, were no injuries but only a couple of near misses. , . , We feel that in order to avoid a similar situation"with th~ building project in Buckeye Place" _th~ builder should be .,' required to install speed' bumps. Page 2 February 23, 2006 We ask the study to consider "the no outlet area", and the children that live in direct path of the proposed construction area, all the construction work trucks, all the heavy equipment, and all the new traffic that the 16 new houses will generate after they are built.... With only one way in and one way out. There is a bottleneck that 5 subdivisions use now.. W Thorn Creek St. and N Golf View. It is ridicules the way people go through this intersection... cutting corners and speeding. We feel a proactive solution to a potential speeding traffic problem is a better approach than the one we had with the Castlebrook situation. If left to the honor system of our building neighbor, there is no assurance his contractors; sub and sub~ sub contractors will understand the need to curb their speed in such a confined area of our neighborhood. They will not be familiar with neighborhood dynamics and most , -of all_the amount of children in that comer gf our neighborh~d. The speed bumps would help regulate speed during construction of Buckeye Pläce and- if appropriate after construction.
