On February 16, the City Planning and Zoning held a public hearing to hear testimony on the proposed Buckeye Place Subdivision titled AZ 06-001 and PP 06- 001. Felix Diaz and I Were present to speak before the Planning and Zoning Commission on the matter but had to leave early do to the length of the nights' agenda. This letter is being presented in our absence on behalf of the Blackstone homeowners to express our concerns with the project as proposed by John Fecke/man. :~,;T\'C:,-EC¡1;':: :'---.,~'--::'í"'- , Thß ,B/ackstpne Homeowners Association believes strongly in growth and new deve/pprnent~ We are not opposed .to the project by Mr. Feckelman, but we ~avf3concerns ()Vertf~ffjcanqthßêafety,òfôur'cJiildren. The traffic d uring construction will greatly impa(:t our sUbdiv¡sio~'~ There are over a (jozen children that live near the direct route of travel for construction vehicles and there are approximately 20 children in the area of North Golf View and W . Thorn Creek St. intersection ranging from ages three to seventeen. The Blackstone HOA has had experiences in dealing with increased and speeding traffic during the building of Castlebrook #1 and #2. This project necessitated traffic through or neighborhood when Black Cat was closed last year and greatly impacted homeowners in Blackstone, and Coral Creek with speeding traffic at all hours, and at times, endangering property and lives. Although we worked with the builder to try to remedy the problem, it still is a large problem. This approach to stop speeders was haphazard at best and not the best solution for all involved, bút we did what was needed to, prevent an accident as a community. We were fortunate, because the homeowners took an active role to correct the speåding problem when possible. Luckily there were no injuries but only a couple of near misses. " We feel that in order to avoid a similar situation with the building project in Buckeye Place; the,. builder.' should, be" rE;!quir~ ,to install speed' bumpS. ".' . . ". "", , .' . Page 2 February 23, 2006 We ask the study to consider "the no outlet a~a", and the children that live in direct path of the proposed construction area, all the construction work trucks, all the heavy equipment, and all the new traffic that the 16 new houses will generate after they are built.... With only one way in and one way out. There is a bottleneck that 5 subdivisions use now.. W Thorn Creek St. and N Golf View. It is ridicules the way people go through this intersection... cutting corners and speeding. We feel a proactive solution to a potential speeding traffic problem is a better approach than the one we had with the Castlebrook situation. If left to the honor system of our building neighbor, there is no assurance his contractors; sub and sub~ sub contractors will understand the need to curb their speed in such a confined area of our neighborhood. They will not be familiar with neighborhood dynamics and most of all the amount of children in that corner of our neighborhood. The speed bumps would help regulate speed during construction of Buckeye Place and if appropriate after construction.
