The construction of the project will take place on parcel: R3073780100, which is currently zoned (I-L) Light Industrial, which permits this type of indoor recreational use with Conditional Use Permit approval, reference H-2021-0069. The building size is approximately 8,788 square feet. The new site work will include new curbs, gutters, parking, drive throughs and landscaping. The building’s exterior has been designed to meet current city design standards. The materials that give the building its character consists of stone, metal roof, EIFS and heavy timber accents. These materials ensure that the look of the building will remain intact over time. Aluminum anodized metal on the storefronts, overhead doors, canopies, and trim provides complimentary accents to the other building materials. The front façade of the building consists of one (1) main entry tower element that provides balance to the linear façade of the building. Differing roof heights and the use of heavy timber framing bring the scale of the building to the pedestrian level. The building massing is broken up by the rhythm of alternating stone, heavy timber and EFIS with the portions of the building protruding vertically and horizontally to give hierarchy to the entry element. This same design language is used throughout the other elevations to provide a consistent massing on all façades. The design intent with mechanical system is to have it serve the building without being obtrusive. Mechanical equipment and units will be placed on the rooftop with parapets to screen, preventing sight of the units from the ground. 02/18/22 A-2022-0005 City Planner Page 2 December 21, 2021 One (1) tenant monument sign is proposed on the street side of the building as well as on the front façade of the building’s entry for clear visibility from all directions. Strategically placed landscaping will be used to help screen the trash enclosure from vehicular circulation this will create a welcoming experience for the visitor. The required number of parking stalls is 18, this project is proposing 48 for the proposed tenant. The surrounding area of the buildings and parking lot proposed landscaping is designed to create an inviting area for visitors; similarly, the trash enclosure area will be screened. LED lighting is placed throughout the site to ensure visibility for pedestrians. The surrounding uses include Hickory Flex building to the west. A vacant lot and an office building and Petra Construction buildings to the north. Blue Cross of Idaho campus is located to the east and a Community Garden and vacant lots to the south. The addition to a swim school in this location will not negatively affect the surrounding uses or negatively affect the current traffic patterns. The hours of operation will be inline with the surrounding uses and will not negatively affect existing businesses operations.
