Construction documents to include a fire access plan,
showing all fire access roads throughout the property being
26 ft. wide, with all turns meeting 28 ft. inside and 48 ft.
outside radius.
Fire riser rooms to be constructed with one hour construction
and an exterior door. Fire sprinkler FDCs (Fire Dept.
Connections) to be within 100 ft. to a fire hydrant.
See memo for multiple buildings on one lot/parcel in
documents.
I have been working with Babcock on this project and are
aware of FD concerns and comments. We can talk more at
the pre-app.

MPD Plan Review Notes Scott Colaianni The Meridian Police Department can service this area if
approved.
Do these units have climate -controlled hallways (not garden
style) with controlled access entry points? If that is the case
the applicant will be required to plan for emergency police
access into each building entry point using a multi -
technology keypad. This will allow police access, if there is
an emergency, into the building if someone isn't able to
come to the door to allow police entrance. Otherwise, police
would have to breach the door to gain access which isn't
ideal for anyone and delays our response. The Loft project
at 10-mile/Franklin and the Bri at the Village use a product
police recommend for this purpose. Police can work with the
applicant on placement of the access. Police will have their
own access code (same for each building) to use in an
emergency.
All townhomes and or multi -family units shall be clearly
marked with addresses and unit numbers visible day or night
for emergency response. The applicant shall place a way -
finding map at each entrance.
All qualified open space provided in the development, to
include all amenities, must be in an open area in order to
allow for natural observation opportunities. Pathways and
landscaping should not create hiding spots or blind spots
that would promote criminal opportunities.
Parks Plan Review Notes Kimberly Warren No pathways are required per the approved Pathways
Master Plan Iayer.Would like to see a 10' detached pathway
(sidewalk) along Records to connect this multifamily
development to Kleiner Park. Would also request a 10'
detached sidewalk along Fairview Avenue.

Planning Review Notes Sonya Allen * Comply with the terms of the existing Development
Agreement (David Kleiner, Meridian Town Center Inst.
#109009630) or, apply for a modification. (The existing DA
states MFR is appropriate in the MU-R designation & is
therefore appropriate for this site subject to CUP approval.
The subject parcel is not required to develop in accord with
the initial concept plan submitted with the AZ application and
may develop with a detailed site plan per #8 in the DA.)
* A CUP is required for a multi -family development in the C-
G zoning district.
* Comply with the dimensional standards of the C-G district
in UDC Table 11-26-3 and the specific use standards for
multi -family developments in UDC 11-4-3-27.
* Submit building elevations that are consistent with the
design standards in the Architectural Standards Manual.
* The proposed development plan should demonstrate
consistency with the development guidelines for the MU-R
FLUM designation in the Comprehensive Plan. A mix of uses
should be provided along with integration of uses with
adjacent MU-R uses. Possible uses might include vertically
integrated residential, office, daycare, service uses, etc.
* Alternative compliance is required to reduce the buffer
width of 35' along Fairview Ave. (an entryway corridor) as set
forth in UDC 11-3B-7C.1c.
* Park's Dept. recommends a 10' sidewalk is provided along
Fairview Ave. for access to Kleiner Park.
Without a mix and integration of uses, Staff will unlikely be
able to provide a recommendation of approval on this
application.
Wastewater Plan Review Notes Tyson Glock • Proposed flow is 48,000 gpd greater then the Master Plan.
Capacity is available at this time but there is no gurantee
that additional capacity will be available at the time of
application submittal.
• Ensure no permanent structures (trees, bushes, buildings,
carports, trash receptacle walls, fences, infiltration trenches,
light poles, etc.) are built within the utility easement.
• Ensure no sewer services cross infiltration trenches
