A parcel of land situated in a portion of the Southeast 1/4 of the Southwest 1/4 of Section 4, Township 3 North,
Range 1 East, Boise Meridian, City of Meridian, Ada County, Idaho and being more particularly described as
follows:
Commencing at a found aluminum cap marking the South 1/4 corner of said Section 4, which bears S89°22'45"E
a distance of 2659.59 feet from a found aluminum cap marking the Southwest corner of said Section 4;
Thence N00°32'11"E a distance of 55.26 feet to a found 5/8-inch rebar on the northerly right-of-way line of E.
Fairview Avenue and the POINT OF BEGINNING.
Thence following said northerly right-of-way line the following five (5) courses:
1. N89°35'57"W a distance of 116.27 feet to a found 5/8-inch rebar;
2. N83°30'38"W a distance of 42.43 feet to a found 5/8-inch rebar;
3. N89°35'57"W a distance of 358.60 feet to a found 5/8-inch rebar;
4. N47°34'25"W a distance of 79.08 feet to a found 5/8-inch rebar;
5. N89°35'51"W a distance of 11.14 feet to a found 5/8-inch rebar and the easterly right-of-way
line of N. Records Way;
Thence leaving said northerly right-of-way line and following said easterly right-of-way line the following four
(4) courses:
1. N08°42'07"W a distance of 58.45 feet to a found 5/8-inch rebar;
2. N00°24'09"E a distance of 344.20 feet to a found 5/8-inch rebar;
3. S89°35'51"E a distance of 11.00 feet to a found 5/8-inch rebar;
4. 210.10 feet along the arc of a curve to the left, said curve having a radius of 535.50 feet, a delta
angle of 22°28'46", a chord bearing of N10'50'14"W and a chord distance of 208.75 feet to a
found 5/8-inch rebar on the southerly right-of-way line of E. Eldon Gray Street;
Thence leaving said easterly right-of-way line and following said southerly right-of-way line the following eight
(8) courses:
1. 55.40 feet along the arc of a non -tangent curve to the right, said curve having a radius of 83.50
feet, a delta angle of 38°00'54", a chord bearing of N45'40'38"E and a chord distance of 54.39
feet to a found 5/8-inch rebar;
2. 46.16 feet along the arc of a non -tangent curve to the right, said curve having a radius of 338.50
feet, a delta angle of 07°48'45", a chord bearing of N68°35'31"E and a chord distance of 46.12
feet;
3. 43.97 feet along the arc of a non -tangent curve to the right, said curve having a radius of 395.00
feet, a delta angle of 06°22'42", a chord bearing of N83'22'37"E and a chord distance of 43.95
feet;
4. 63.58 feet along the arc of a non -tangent curve to the right, said curve having a radius of 595.00
feet, a delta angle of 06'07'21", a chord bearing of N82°53'05"E and a chord distance of 63.55
feet to a found 5/8-inch rebar;

5. 30.11 feet along the arc of a non -tangent curve to the right, said curve having a radius of 595.00
feet, a delta angle of 02°53'59", a chord bearing of N88°56'55"E and a chord distance of 30.11
feet to a found 5/8-inch rebar;
6. S89'35'58"E a distance of 35.10 feet to a found 5/8-inch rebar;
7. N87'32'17"E a distance of 60.17 feet to a found 5/8-inch rebar;
8. S89°35'58"E a distance of 314.22 feet to a found PK nail on the easterly line of the Southeast
1/4 of the Southwest 1/4 of said Section 4;
Thence leaving said southerly right-of-way line and following said easterly line, S00'32'11"W a distance of
736.97 feet to the POINT OF BEGINNING.
Said parcel contains 9.947 acres, more or less, and is subject to all existing easements and/or rights -of -way of
record.

documents of the county in which these described lands are situated in.
