Broadway Ave. Meridian, ID, 83642 Re: CZC/DR Comments A-2021-0236 Belle Medical CZC/DR Review: Dear Alan, Below is a list of responses to review comments for the above -mentioned project, each followed by relevant details and actions taken: 1. ASM 5.11 - metal paneling cannot be used as a field material unless there are at least 2 other qualifying field materials (>20%) R1. The metal paneling is a Trucedar product that mimics the look of wood. A stone veneer accent was added to the Magic View and Allan Street Facades. Please see revised elevations on sheets A-4.0 and A-4.1. 2. At least one accent material is required. What is the accent material? R2. Stone veneer accent has been added to the South, North, and West elevations. Please see revised elevations on sheets A-4.0 and A-4.1. 3. At least two pedestrian details are required, but you can't count windows for both the fenestration AND the pedestrian detailing requirement. R3. An accent material was added to the rear elevation. Please see revised elevations on sheets A-4.0 and A-4.1. 4. Fenestration has to be at least 30% or there needs to be a faux alternative R4. Owner would prefer not have glazing in treatment rooms. An accent material was added to the rear elevation. Please see revised elevations on sheets A-4.0 and A-4.1. 5. Is this really the east elevation? The site plan shows the entrance occurring on this side. IRS. All of the elevation tags were incorrect. Please see revised elevations on sheets A-4.0 and A- 6. Does not meet 30% fenestration or faux alternative R6. Owner would prefer not have glazing in treatment rooms. Landscape trellis are proposed as an alternative. Please see revised elevations on sheets A-4.0 and A-4.1. 7. Qualifying modulation must be at least 6-inches in depth, be at least 8-inches in width or height (whichever is narrowest), and occur in total for 20% of overall facade elevation. For buildings with facades less than 150-feet, horizontal modulation must occur no less than every 30-feet. For buildings with facades greater than or equal to 150-feet, horizontal modulation must occur no less than every 50-feet Site plan shows this area does not modulate R7. Modulation was added along Allen St. Please see revised site plan on sheet A-1.0 and elevations on sheets A-4.0 and A-4.1. Alternate masonry or material courses with relief from primary plane may count toward this. Two field materials are required AND an accent material R8. An accent material was added. Minimum parking length is 19' When a bumper overhangs onto a sidewalk or landscape area, the parking stall dimensions may be reduced two (2) feet in length if two (2) feet is added to the width of the sidewalk or landscaped area planted in ground cover. - walkway must be at least 5' after overhang R9. Parking stalls have been corrected. Please see revised site plan on sheet A-1.0. 10. 11-3A-19. - Structure and site design standards. The internal pedestrian walkway shall be distinguished from the vehicular driving surfaces through the use of pavers, colored or scored concrete, or bricks. R10.
