Cherry Lane, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-G (general retail service commercial district). • The abutting zoning designations for the parcel listed above are R-4 (medium low -density residential district) to the north and east, and L-O (limited office district) and C-G (general retail service commercial district) to the south and west. • Current approvals on the site include (vacant lot next to Walgreens): • File: RZ-05-008 — In December 2005, a request for Rezone of 3.2 acres from the R-4 zoning district to the C-G zoning district was approved. • File: CUP-05-029 — Conditional Use Permit for a new 14,490 square foot retail/pharmacy building with two drive -through lanes as approved in 2005 that includes this vacant parcel. • File: CZC-05-140 — Certificate of Zoning Compliance to construct a new 14,490 square foot retail/pharmacy building with two drive -through lanes as approved in 2005 for the Walgreens that includes this vacant lot. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district. • The approved use is considered a conforming use and complies with the applicable zoning regulations. • In the event of a casualty, an approved Certificate of Zoning Compliance and Administrative Design Review is required to rebuild the structure in its current form. Staff s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
