The City of Meridian has requested feedback regarding the proposed annexation with rezone to
TN-R (Traditional Neighborhood Residential) and preliminary plat for the Alamar Subdivision,
which will consist of 22 detached single-family homes and 20 attached single-family homes on
4.63 acres at 4380 W Franklin Road.
Ada County is supportive of the application due to the proximity of the site to existing public
services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development
to occur at urban densities within Areas of City Impact where public facilities are available. The
application is compatible with the Future Land Use Map of the Meridian Comprehensive Plan,
as adopted by Ada County, within the Ten Mile Interchange Specific Area Plan, which
is intended to include a mixture of commercial, office and residential uses. The Ten Mile
Interchange Specific Area Plan designates the site as Medium-high density Residential, a
designation which should include a mix of housing types, such as single-family homes,
townhouses, duplexes, and apartments at densities of eight to fifteen units per acre. Therefore,
the application is consistent with the Meridian Comprehensive Plan.
The layout of the development also complies with many of the goals of the Meridian
Comprehensive Plan. The proposal to dedicate over 23% of the site as open space, which will
include a pedestrian pathway along the Purdam Gulch Drain is supported by Goal 3.07.02A of
the Meridian Comprehensive Plan, as adopted by Ada County, which encourages usable open
space be incorporated into new residential subdivisions, and Goal 2.01.01B, which encourages
opportunities for physical activity to be provided with new development.
The road connections proposed to the north and west are in compliance by Goal 3.03.03C,
which requires street connections between subdivisions at regular intervals to enhance
connectivity and improve traffic flow, and the pedestrian connections provided to the north,
east and west are compatible with Goal 3.07.02C, which requires pedestrian access in all new
development to link subdivisions together to promote neighborhood connectivity.
