FRONT STREET, BOISE, IDAHO 83702-7300 PHONE (208) 287-7900 https://adacounty.id.gov/developmentservices FAX (208) 287-7909 BUILDING • COMMUNITY PLANNING • ENGINEERING & SURVEYING • PERMITTING February 3, 2022 Joseph Dodson Meridian City Planning Department 33 E Broadway Avenue #102 Meridian, ID 83642 RE: H-2022-0001 / 3725 W Pine Avenue / Pinedale Subdivision Joseph, The City of Meridian has requested feedback regarding the proposed annexation with rezone to R-15 (Medium-high density Residential) and preliminary plat for the Pinedale Subdivision, which will consist of 12 detached single-family homes on 1.22 acres at 3725 W Pine Avenue. Ada County is supportive of the application due to the proximity of the site to existing public services. Goal 2.2f of the Ada County Comprehensive Plan encourages residential development to occur at urban densities within Areas of City Impact where public facilities are available. The application is not compatible with the Future Land Use Map of the Meridian Comprehensive Plan, as adopted by Ada County, which designates the site as Mixed-Use Commercial, which is primarily intended for a variety of community-serving issues and residential uses. However, the properties to the west, north and east of the site are zoned R-8 (Medium density Residential) and R-15 (Medium-high density Residential), the properties to the south are zoned RUT (Rural Urban Transitions and C-G (General Retail and Service Commercial) and include the railroad tracks within this area. Therefore, the proposed application is consistent with the surrounding area. The layout of the development also complies with many of the goals of the Meridian Comprehensive Plan. The proposal to dedicate over 16% of the site as open space is compatible with Goal 2.01.01B, which encourages opportunities for physical activity to be provided with new development, and Goal 3.07.02A, which encourages usable open space to be incorporated into residential subdivisions. The site is to be accessed by a stub street at the site’s western boundary and is in compliance by Goal 3.03.03C, which requires street connections between subdivisions at regular intervals to enhance connectivity and improve traffic flow.
