RE: Verona Live/Work – CUP (H-2021-0080) Planning and Zoning Commissioners, As a neighboring business owner to the proposed buildings for the Verona Live/Work – CUP (H-2021-0080), I am writing in to express my concerns with the overall proposed project. I am the owner of the property and building located at 3086 W Milano Drive that directly adjoins to the west of the proposed project which has been left out of the applicants submitted materials. I have concerns with the conditional use permit changes and the proposed project that is to be built, it is not suitable for the area nor the subject lots. Aesthetically these do not fit the landscape of the office buildings within the immediate area visually and homes surrounding the area. 1. There doesn’t appear to be adequate parking for live/work properties. As planned the space allows for two cars in the garage in addition to one guest space. My concern is that my parking lot will be used for guests and patrons of these buildings due to the lack of parking provided in the proposal to support the size of these buildings. There is no street parking along Milano Drive. 2. Increased traffic for the area beyond the typical Monday-Friday 8am-6pm work week. Mixed-use plans will increase traffic, noise, congestion, pollution, instead we suggest you limit to residential detached homes and patio homes. 3. There appears to be no open green space for people living in the south buildings on 3042 W Milano. If they have pets and need to take them outside to relieve themselves, where do they go? My property and budling is located right up to these buildings. It will be my grass used. 4. We are a pediatric office if dogs are let out unattended or happen to run from an owner it could be one of our patients coming and going from an appointment that possibly could be injured. 5. Are these rental units? There can easily be one person per room for rental income now adding to increased traffic coming and going along with parking spots 6. For the nonresidential commercial space within each unit, are these leased by the tenant living in the space? If they are not taken over by the tenant, again this adds to the parking/trash concern for our building.
