Proiect Description Narrative
Lochsa Business Park is situated on 3.13 acres at the southeast corner of the intersection
of Chinden Boulevard and Long Lake Way. The owners contemplate construction of
eight (8) single story office buildings for commercial uses such as doctor/medical,
dentist/orthodontist, insurance and financial services and other office uses.
The project is in conformance with all the requirements of the UDC
The project is in conformance with acceptable engineering, architectural and surveying
practices and local standards.
EASEMENT VACATION NARRATIVE
Monterey LLC is the owner of Lots 46 and 47, Block 49 of Lochsa Falls
Subdivision No. 12 and they request that the existing Public Utilities, Irrigation and Lot
Drainage Easement on both sides of the lot line common to said Lots 46 and 47 be
vacated to allow for a re -subdivision of the two lots.

RE: NEIGHBORHOOD MEETING
Dear Owner/Occupant:
Meridian City requires that the applicant for a rezone proposal hold a meeting and invite
all residents within three hundred feet of the site to be rezoned.
Please note that a meeting will be held to review the planned development and discuss a
proposed rezone of the property depicted on the attached flyer. This is not a public
hearing. Public officials will not be present.
Purpose: To review and provide comments regarding a proposed rezone application.
When: Thursday, February 2nd, 6:00 p.m. until 6:30 p.m.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.

Partial Release of Easement
WHEREAS, by subdivision recorded in Plat Book 92, at Pages 10958 through 10960 on July 1, 2005, as
Instrument Numberh 05088397, in the records of Ada County, State of Idaho, Lochsa Falls Subdivision No. 12,
granted to IDAHO POWER COMPANY an easement (the "Easement") for the construction, operation and
maintenance of certain power line facilities upon the following premises located in Ada County, State of Idaho,
to -wit:
Lochsa Falls Subdivision No. 12 — A portion of the NEI/, Section 26, Township 4 North Range 1 West,
B.M., Meridian, Ada County, Idaho.
AND, WHEREAS, it is no longer necessary or desirable that a certain portion of the Easement be
retained.
NOW, THEREFORE, in consideration of the premises, IDAHO POWER COMPANY does hereby
release and abandon that certain portion of the Easement over the following described lands:
The S ft public utility easement of the common interior lot line on either side of Lot 46 and 47, Block 49,
Lochsa Falls Subdivision 12. Excepting that 10 ft public utility easement interception point along the rear lot
lines and also the 10 ft. public utility easement running parallel with and contiguous to West Everest Lane, as
noted on the official plat.
ALL RIGHTS and privileges under the above -described document in and to the remaining lands
covered by the Easement and any and all prescriptive or other rights the Grantee has acquired through
occupancy and use over time of said remaining lands shall remain and continue in the Grantee and shall not be
affected in any way hereby.
