No multiuse pathways are required with this application. 2. Applicant shall construct a micropath connection from the cul-de-sac at W Newland Ct. to the north site boundary – as shown on plans- to connect with proposed pathway to the north. Pathway is not required adjacent to the railroad corridor due to the absence of pathway (or easement) directly west of the site, and the barrier of Five Mile Creek directly to the east. Furthermore, this is a prohibitively small site to require dedication of an easement on the property itself, especially since it would be a short run without origin or destination. The City would like to ensure that pedestrian access be granted across the site to serve a proposed Rail-With-Trail pathway at some point in the future. 3. Prior to submittal of the final plat for City Engineer signature, the applicant shall dedicate public access easements for a pedestrian connection across the site. Easement(s) shall extend from the irrigation district easement at the north boundary to the cul-de-sac, and from the cul- de-sac to the southern site boundary that abuts the Union Pacific Railroad corridor. Pathway must be 10’ wide (in a 14’ easement) to qualify as an amenity, but staff will accept a minimum 5’ width across the site to satisfy the above-stated connectivity requirement. Easement shall equal the pathway width with a 2’ buffer on each side. Easement may overlap the common drive south of the cul-de-sac. Submit easement paperwork for Council approval and subsequent recordation. Use standard City template for public access easement. Submit all easement documents online through Citizen’s Access Portal.
