GRANDVIEW RETAIL #2
NARRATIVE
The proposed building is an 11,029 sf multi -tenant retail building that will be located in the southwest corner of
Dorado subdivision, which is located at the northwest corner of Eagle and Overland roads in a
C-G zone. The buildings south elevation, visible from Overland Road, incorporates modulations in the fagade and
varying parapet heights as shown on Sheet A-2. It also has variations in materials and color on the elevation exposed
to public street, with alternating sections of brick and stucco and common horizontal base and cornice stucco accent
bands. It is anticipated that roof top mechanical units will be used and screened from view.
50 parking stalls are proposed and nearly 33% of the site is proposed to be landscaped. There will be a designated
fire department turnaround in the southwest corner of the site and a designated delivery and automobile turnaround
area in the northwest corner of the site. There will also be a pedestrian walkway flanked by landscaping, enabling
access to the proposed building from Overland Road.
A 6' tall vinyl fence is proposed along the north property line which, along with proposed landscaping, will act as a
buffer between the proposed multi -tenant retail building and the existing single family residential development to the
north.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
Public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
