CUP DETAILED LETTER OF EXPLANATION
General Project Descrip on – The proposed subdivision u lizes a mixture of mul family sites and
focuses heavily on adop ng the Ten Mile Interchange Specific Area Plan. This specific layout and its
mixture of housing types, emphasize a subdivision with a high level of connec vity and easily accessible
open spaces. Throughout the 10-acres of land, there are a proposed 75 units in total. From these 75
units, the proposed buildings consist of 38 mul -family a ached townhomes, 1 single-single family lot,
and 9 four-plex buildings. A variety of housing types is key to conforming to the Ten Mile Interchange
Specific Area Plan and this site u lizes front-loaded mul family, alley-loaded houses fron ng to open
space, and mul family sites with ample open space surrounding individual buildings. Overall, the site
brings a diversity of housing products that is beneficial to the community through the implementa on of
strategic planning and efficiently coordina ng a community-based development.
The corresponding Comprehensive Use Permit (CUP) request for the easterly lands is being advanced in
support of the overall integrated vision for the en re site. The proposed mul -family buildings, while
providing desired diversity in the overall housing product for the area, will help address the entry-level
and downsizing family demographics needs already iden fied in the constrained Treasure Valley home
market. The product delivery will be a rac ve and efficiently integrated within the area. Significant open
space pedestrian/cycling connec ons, suitable parking, ameni es such as a pavilion, and children’s play
structure will be provided and will promote the warm community environment. Orienta on of the
buildings will promote “eyes on the park” ideology and support strong elements of community safety.
Visibility and accessibility to the rear yard spaces along the wide-open space easement area will also
support community safety and provide a pleasing se ng for residents to embrace.
Residen al Lots – The proposed new residen al lot have been sized to fit a building product that will fit
within the Ten Mile Interchange Specific Area Plan and will provide addi onal housing to a desirable part
of town. This site’s a ached mul -family product op mizes a natural flow from the exis ng Hensley
Sta on Subdivision to the West. The site also consists of a dis nct mul -family fourplex building por on
that allows for abundant open space and walkability while s ll maintaining a ght-knit community feel
throughout the subdivision.

The proposed mul -family lots suppor ng the fourplex units may be structured as fee simple tenure or a
built for rent composi on. The market area will strongly support either structure and will, in either case,
support the housing market needs for this type of a ached townhome product. In respect of its
community fit, the site already draws upon strong pedestrian and vehicular connec vity to the broader
community ameni es including schools and commercial facili es, ensuring the site's inherent value and
benefits will be well meshed.
Landscape plan
A landscape plan has been provided with the overall subdivision applica on and envisions an a rac ve
comprehensive plan for site ameni es and both passive and ac ve recrea onal uses.
