Broadway Ave. Ste. 102 Meridian, ID 83642 Re: CZC and Design Review Narrative for Galena Office Building – Sawtooth Village Development Dear Planning Staff, Please find the attached application materials and drawings for a proposed multi-tenant building on lots 29, Block 1, of the McLinder Subdivision #2, at the corner of McMillan Road and Linder Road. The project consists of a single level 5,588 s.f. building with two lease spaces defined. The buildings have been designed with parking, landscaping, and architectural character to meet the ordinance design standards and to complement the existing buildings at the Sawtooth development theme as follows:  Cohesive Design: The building has been designed with form and mass to fit the site and accommodate common circulation (both vehicular and pedestrian). The building is designed as single story with several wall breaks and material changes for visual interest and to compliment the adjacent property retail development. The building uses a variety of architectural materials to maintain compatibility with the surrounding properties. The design uses material changes, reveals, and elevation changes frequently in both the horizontal and vertical planes to meet the design standards of the ordinance.  Building Scale: The size and mass of the buildings has been carefully designed to address the arterial roadway to the north and the residential property to the east and south. The design of the proposed building utilizes high glass and strong roof lines to address the road and entrance from the west. Massing will work nicely to screen the residential properties from the road while maintaining a reasonable height that remains compatible with the two-story residences. The covered walkway, architectural banding, and lighting provide elements of pedestrian scale that supports connectivity with the surrounding environment.  Building Form: The building design includes modulation in building façade through the use of varying wall depth along the entry plane, vertical wall accents, covered walkway awnings and large roof overhangs. Entries have been uniquely identified in the design with recessed and covered entries. The design also utilizes various horizontal divisions in wall planes with the use of a stone, horizontal siding material, large expanses of glass, and an upper stucco accent banding. The bulk of the building consists of a flat roof, but the parapet gives the appearance of large, sloped roofs and varied parapet heights, also complimented with the corner stone “chimney” element. 01/13/22 A-2021-0233 Narrative for Galena Multi‐Tenant Building 2  Architectural Elements: The building utilizes several architectural elements to articulate the façade. As previously noted, a stone “chimney” element breaks large expanses of glass to address the street and entry views. Covered walkways, roof overhangs, window glazing, and material changes are abundant and contiguous on all building sides. The South and East façade is slightly less detailed, but we feel this is appropriate as it is not facing a public street or entry side and will be heavily screened by existing landscaping and new landscape from the residential properties. Nevertheless, these elevations are still articulated with different material textures, colors and roof projections.  Materials: The building design utilizes a broad mix of materials with stone, painted /stained siding, stucco with prefinished accent reveals to play on different textures and colors. The materials are durable, complimentary to surrounding uses, and of neutral colors to blend in well with the surrounding environment.  Signs and Lighting: The lighting for the building will be provided with decorative fixtures compatible with the building design and serving a pedestrian scale for building safety. The parking lot lighting will be accomplished with pole lighting that limits any light trespass off site to a minimum.  Parking lots: The parking has been designed to exceed the minimum requirements of the ordinance. Parking count exceeds ordinance requirements, landscape planters and perimeter landscaping have been provided to shade and buffer parking areas.  Pedestrian walkways and facilities: Fronting sidewalk varies in width allowing open areas visual interest which is connected to the street walk for accessibility.
