(Parcel No. R8535800210), please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-C, Community Business District. • The abutting zoning designations for the address listed above are C-C (Community Business) to the north; L-O (Limited Office) and R-4 (Medium Low -Density Residential) to the east; R-8 (Medium Density Residential) to the south; and R-4 (Medium Low -Density Residential) to the west. • A self-service storage facility is listed in UDC Table 11-2B-2 as a conditional use in the C-C zoning district, subject to the specific use standards listed in UDC 11-4-3-34. • Current approvals on the subject site include: • File: AZ-00-004 — Annexation with a C-N zoning district (Ordinance #882). • File: RZ-10-006 — Rezone from the C-N to the C-C zoning district with the requirement of a Development Agreement (Inst. #111037071). • File: H-2017-0082 — Conditional Use Permit for a self-service storage facility on 9.28 acres of land in the C-C zoning district; and combined Preliminary/Final Plat for Trust Storage, approved on October 3, 2017. • File: A-2018-0250 — Certificate of Zoning Compliance and Design Review approval to construct a new 141,986 square self-service storage facility, approved on October 1, 2018. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district.
