Dear Ms. Gibson:
In response to your request for zoning verification for the property located on the southeast corner
of Meridian Road and James Court Drive, addresses listed above, Parcel No. R7039001067, please
note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned R-15 (Medium High -Density Residential).
• There are no overlay districts on this property.
• The existing multi -family residential use of this property in listed as a conditional use in
the R-15 zoning district as set forth in UDC Table 11-2A-2. The use was permitted by the
City when developed.
• It cannot be confirmed that this development received site plan approval as it was
developed around 1977 and the City's records don't go back that far, thus there is not a
copy of any approval on file. The property was annexed into the City in 1977 (Annexation
Ordinance No. 305 Rasmussen -Hon, Meridian Vet, Green Acre).
• The abutting zoning designations for the address listed above are R-40 (High Density
Residential) and C-C (Community Business) to the north, C-C (Community Business) and
R-8 (Medium Density Residential) to the south, R-15 (Medium High -Density Residential)
to the east, and R-4 (Medium Low -Density Residential) and L-O (Limited Office) to the
west.
