Principle Place Suite 100, Suite 120, Parcel #3, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned I-L, light industrial district. • The abutting zoning designations for the address listed above are R-$ to the north, and I-L to the south, east, and west. • A warehouse is a principally permitted use in the I-L zoning district. The definition of warehouse is: A structure used primarily for storing materials and/or freight, including, but not limited to, goods, wares, merchandise, or vehicles. • Current approvals on the subject site include: • File: CZC-11-076, DES-12-003 — Certificate of Zoning Compliance and Design Review approval to construct a new 76,500 square foot multi -tenant industrial warehouse building was approved in January 2012. • File: CUP-14-015 — Conditional Use Permit for an indoor recreation facility (Rise Volleyball) in the I-L zoning district was approved in October 2014. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district. • The approved use is considered a conforming use and complies with the applicable zoning regulations. Staff s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
