Truckee Avenue, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned I-L (light industrial district). • The abutting zoning designations for the parcel listed above are I-L to the north, east, west, and L-O to the south. • Current approvals on the site include: • File: H-2017-1059 — In June 2018, a request for an Amendment to the Comprehensive Plan Future Land Use Map to change the land use designation on 14.82 acres of land from Mixed Use — Regional (MU-R) to the Industrial designation; annexation and zoning of 18.33 acres of land with an I-L zoning district; Preliminary Plat consisting of ten (10) building lots on 22.98 acres of land in the I-L zoning district; and Development Agreement Instrument 2018- 052342 was recorded. • File: H-2018-0055 — Final Plat consisting of ten (10) commercial building lots on 22.98 acres of land currently zoned I-L for Seyam East Subdivision was approved in July 2018. • File: A-2020-0118 — Property Boundary Adjustment for Al Buildings was approved in 2020. • File: A-2020-0038 — Certificate of Zoning Compliance and Design Review were approved to construct a new 30,000 square foot flex space building located on 2.12 acres of land in the I-L zoning district. Staff s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
