In response to your request for zoning verification for property located at 88 N. Touchmark Way,
please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned I-L (light industrial district).
• The abutting zoning designations for the parcel listed above are I-L to the north and east,
and C-G to the south and west.
• Current approvals on the site include:
• File: PP-06-055 — In January 2007, a Preliminary Plat consisting of eight (8)
lots in the I-L zoning district and C-G zones on 39.28 acres of land was
approved.
• File: TE-09-005 — An 18-month Time Extension to obtain the City Engineer's
signature on the Final Plat was approved in 2009.
• File: FP-09-008 — Final Plat consisting of eight (8) commercial building lots
on 38.94 acres of land currently zoned I-L and C-G for Seyam Subdivision
was approved in January 2010.
• File: TE-10-019 — A second 18-month Time Extension to obtain the City
Engineer's signature on the Final Plat was approved in 2010.
• File: TEC-12-001 — A third Time Extension for two (2) years was approved
by City Council in February 2012 to obtain the City Engineer's signature on
the Final Plat.
• File: TEC-14-004 — A fourth Time Extension for two (2) years was approved
by City Council in April 2014 to obtain the City Engineer's signature on the
Final Plat.

DATE 2/2921 00,9 • File: VAC H-2016-0123 — Approval to vacate note #10, which states Lot 3,
FILE Block 1 is a non -buildable lot, and the associated graphic depiction on the
Seyam Subdivision Final Plat was approved in 2016.
• File: A-2020-0037 — Certificate of Zoning Compliance and Design Review
approval to construct a new 30,000 square foot flex space building on 4.29
acres of land in the I-L zoning district.
• The site was not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.
• The approved use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved Certificate of Zoning Compliance and
Administrative Design Review is required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non -conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk's Office.
Staff s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
