Meridian Ave., Ste. 400 Oklahoma City, OK 73108 RE: 2700 E. Lanark Street - (ZV-2021-0073) Dear Ms. Morrow: In response to your request for zoning verification for property located at 2700 E. Lanark Street, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned I-L (light industrial district). • The abutting zoning designations for the parcel listed above are I-L to the north, south, east, and west. • Current approvals on the site include: • File: Olson & Bush No. 2 AZ, PP – In March 1996, annexation and zoning of 14.4 acres of land from R1 to I-L was approved and Development Instrument #104056166 was recorded in 2004. • File: FP-00-011 – Final Plat consisting of ten (10) building lots and one (1) other lot on 14.39 acres of land in the I-L zoning district for Olson and Bush Subdivision No. 2 was approved in 2000. • File: VAR-03-018 – Variance for a one-year time extension for recording of the Final Plat for Olson and Bush Subdivision No. 2 was approved in 2003. • File: CZC-06-174 – Certificate of Zoning Compliance and Administrative Design Review consisting of a new 16,800 square foot light industrial building was approved in 2006. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district. • The approved use is considered a conforming use and complies with the applicable zoning regulations. 12/21/21 ZV-2021-0073 2700 E. Broadway Avenue, Ste. 201, Meridian, ID 83642 Phone: 208-884-5533 Fax: 208-888-6854 www.meridiancity.org • In the event of a casualty, an approved Certificate of Zoning Compliance and Administrative Design Review is required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk’s Office. Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
