Dear Ms. Morrow:
In response to your request for the property located at 143 NW 13
th
Place, please note the
following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned I-L, light industrial district.
• The abutting zoning designations for the address listed above are I-L to the north, south,
east, and R1 (with Ada County) to the west.
• A warehouse is a principally permitted use in the I-L zoning district. The definition of a
warehouse is:
A structure used primarily for storing materials and/or freight, including, but not
limited to, goods, wares, merchandise, or vehicles.
• Current approvals on the subject site include:
• File: AZ-06-048, PP-06-050 – In February 2007, annexation and zoning of 32.75
acres of land from RUT to I-L and C-G; preliminary plat for 6 industrial lots and
4 commercial lots for Creamline Park Subdivision recorded as Development
Agreement #107022431 were approved.
• File: FP-07-006 – Final Plat consisting of 6 industrial lots and 4 commercial lots
for Creamline Park Subdivision was approved in 2007.
• File: CZC-14-0032, DES-14-0032 – In April 2014, a Certificate of Zoning
Compliance and Design Review to construct a new 40,800 square foot multi-
tenant building on 3.66 acres of land in the I-L zoning district was approved
• The site was not approved as a Planned Unit Development and is not located in any special,
restrictive, or overlay district.

• The approved use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved Certificate of Zoning Compliance and
Administrative Design Review is required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non-conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk’s Office.
Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
