Meridian Avenue, Suite Oklahoma City, OK 73108 RE: 3805 E. Copper Point Drive - (ZV-2020-0029) Dear Ms. Morrow: In response to your request for zoning verification for the property located at 3805 E. Copper Point Drive, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-G (general retail and service commercial district). • The abutting zoning designations for the address listed above are C-G (general retail and service commercial district) to the north and west, R-8 (medium-density residential district) and R-4 (medium-low density residential district) to the south, and east. • A multi-family development is a conditional use in the C-G zoning district. The definition of a multi-family development is: Development where there are three (3) or more dwelling units or apartments located on the same property. A multi-family dwelling may or may not be present on the property is: • The proposed use is considered a conforming use and complies with the applicable zoning regulations. • Current approvals on the subject site include: • File: AZ-02-004 – In 2002, annexation and zoning of 127.74 acres of land in the R-4 and C-G zoning districts was approved and Development Agreement Instrument #102143307 was recorded. • File: H-2017-0151 – A Conditional Use Permit for a multi-family development consisting of 124 dwelling units in the C-G zoning district; and Preliminary Plat consisting of 16 building lots, 4 storage lots, and 2 common lots on 10.68 acres of land were approved in 2017. • File: H-2018-0040 – A Final Plat was approved in 2018. 12/17/21 ZV-2021-0052 3805 E. Broadway Avenue, Ste. 201, Meridian, ID 83642 Phone: 208-884-5533 Fax: 208-888-6854 www.meridiancity.org • File: A-2018-0123 – A Certificate of Zoning Compliance and an Administrative Design review were approved in 2018 for a 124-unit apartment complex on 11.106 acres of land in the C-G zoning district. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district. • In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning Compliance, and Administrative Design Review are required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk’s Office. Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
