RE: Narrative for Mister Carwash Development – 4891 N. Cortona Way, Verona Subdivision No 4 Amended
Mr. Dodson,
The purpose of this narrative is to briefly outline our proposal to develop a new Mister Carwash (MCW) branded
tunnel carwash on the property located at 4891 N. Cortona Way.
The tunnel carwash will be approximately 130’ and run perpendicular to 10 Mile Road. Deliveries for non-
hazardous, environmentally sensitive carwash chemicals and products occur weekly to semi-monthly during
non-operational hours.
Daily customer counts (number of cars washed per day) vary from location to location. It is estimated that this
location will service approximately 10,000 cars per month or 300 per day after stabilization, which usually occurs
in the third year of operation. Peak trip volume is weekday evenings after 5:00 and Saturday and Sunday.
Operating hours are Monday through Saturday from 7:30am to 7:00pm and Sunday from 8:00am to 6:00pm.
The carwash will offer free vacuum use to its customers.
The number of employees on site at any given time ranges from 2-4, depending on the day and time of day. One
employee parking stall is incorporated into the site plan to comply with parking requirements for the office
area which is approximately 448 square feet.
