Highlights of Proposed Development: The subject final plat consists of 45 single-family residential
building lots and 1 common lot on 14.75 acres in an R-8 zone.
Gross Residential Density: 3.05
Net Residential Density: 3.74
Staff Recommendation: Approval; the final plat substantially complies with approved preliminary plat.
Outstanding Issues before Council: Please note that the final plat submitted for this phase depicts two lots
fewer than were approved on the preliminary plat; however, the proposed density is within the range of a
medium density development as depicted on the Comprehensive Plan.
Applicant Provided Written Agreement with Conditions: Yes-slight error on their clarification where it
states "northwestern" boundary it should be "northeastern."
