I apologize for the late submission of this attached letter as a number of Packard Estates property owners that
border the proposed "Sharp Estates" Subdivision were not notified of the meeting that is coming up next week.

Reference: Sharp Estates Subdivision
Dear City Council,
Our group of Packard Estates property owners object to the proposed development of
approximately 5 acres known as "Sharp Estates Subdivision". We apologize for the last
minute submission of this letter as the property owners along E. Meadowgrass S1. and
Devlin Ave, that border this proposed development were not notified of the March 7,
2006 City council meeting.
Whereas we support the developers right to develop their property, we object for the
following 3 primary reasons and concerns:
1. Density
a. 50 foot wide lots mean basically 40 foot wide buildings. Approximately
halfthat area would be used for a 2 car garage. This would leave little
room for designing floor plans that would not have master bedrooms on
the main floor. The end result would be contrary to the statement by the
developers that most occupants would be "empty nesters".
b. These narrow lots that border Packard Acres 1&3 on the North & East
sides and Chateau Meadows on the West side would result in 2 to 3, 2
story buildings looking down into a single back yard at almost every
home site on the North and West sides. This would also create a "Row
Housing" look.
c. Given a 2 car garage that would require at least a 20 foot wide driveway
on each lot, the result would be very limited on street parking and added
congestion.
d. The high density has the potential to create drainage problems because of
the known clay layers that we know exist at Packard estates even on 80,90
and 100 foot lots.
2. Lack of Common Area
a. The preliminary plat for Sharp Estates does not reflect any planning for
any substantial common area. Packard Acres sub no.3 has a children's
play area and common area located on Devlin Ave that has been built and
paid for by the Packard Estates Homeowners Association. We feel that
this lack of planning will result in a migration of Sharp Estates residents to
the Packard Estates common areas.
3. Need to Vacate Wingate Lane
a. There is no longer any need for Wingate lane and should be vacated at
least to Challis S1.
In conclusion, it appears that the developer has made little to no changes in the plan as we
suggested at the December meeting. We appreciate your time and effort during your"
review of this matter as we the homeowners will obviously be affected by this
development for years to come. We will attend the Tuesday March 7, 2006 city council
meeting and bring a list of homeowner signatures that agree with our concerns.
