Eagle Road 83646 Meridian, ID Project # 20210671.0 Re Project Narrative Dear Ms. Hersh: Presented for your review is a Grocery Outlet retail market tenant improvement project located within Centerpointe Marketplace at 3503 N. Eagle Road, Meridian, ID 83646. The new single story grocery store, an inline tenant space, is positioned between two larger retail stores within this existing shopping center building. The proposed tenant improvement area is 18, 071 SF (gross). The scope of work involves the following: · Façade modifications include extending the height of the existing entry tower to be more in accord with the other tenants in the shopping center. A portion of the entry tower will match the existing parapet which will help unify architectural elements with surrounding buildings. An architectural canopy at the entry tower will provide pedestrian scale. · The existing EIFS façade and new entry tower will be painted with Grocery Outlet brand colors. The neutral color tone will blend with the adjacent buildings. The red accent color at top of parapet and on the canopy will visually define the tenant space and emphasize the main entry. The new signage at the entry tower will draw people in. · The existing parking lot with landscape elements and pedestrian walkways will remain as is. Additionally, this location will include the sales of beer and wine.
