To whom it may concern:
We are proposing a new medical office building within City of Meridian city limits at 1716 S. Spanish Sun Way. Southridge
Dermatology is a medical office where outpatients will receive standard dermatological exams, as well as minor surgical
procedures for which only local anesthetics are required.
The property is adjacent Linder Rd. to the east, a lumber company office building to the south, undeveloped lots to the
west, and Overland Rd. to the north.
The building main entrance is located along the south side of the building and is shielded from Overland Road. Standard
and accessible parking for patrons is located along the south side of the building. Parking for employees is located along
the east and south side of the building. Access to the site is provided from Spanish Sun Way only, and not from the major
cross streets. Pedestrian access shall be provided to the building from Overland and Linder Roads, city-compliant
landscaping is provided throughout the project site.
The proposed one-story medical office building is approximately 16,232 square feet. The building exterior is planned to
have a contemporary design aesthetic, presenting curtain wall glazing, wood look composite paneling, and gray-painted
cementitious panel siding as the 3 main building finish materials. Pedestrian scale is achieved throughout with windows,
awnings, porte-cochere overhang, various rooflines, exterior perimeter modulation, landscaping, and various exterior
finish transitions occurring. Additionally, modern patterns created with the curtain wall mullions and siding panel reveals
allow for smaller scale lines, shadows, and shapes to be perceived from the building exterior.
Clear curtain wall glazing at the building’s exterior allows for a marriage of indoor-outdoor space, allowing pedestrians
and passersby to view the building inhabitants moving through interior circulation spaces. Likewise, building inhabitants
are awarded the opportunity to experience natural light and a clear visual to natural textures and colors of the
landscaping elements; an opportunity that is seldom experienced in many medical office buildings.
