Site Plan / Landscape Plan
1. The site plan table says the building area is 16,232 sq. ft. but it is shown as 34,282 on the building
footprint. My apologies, the building area is 16,232. This used be a 2 story building and we reduced
to 1 story, so that’s probably where the larger area came from.
2. The landscape plan states elevations of the trash enclosures have been provided (Note 6), but it
appears they have not. I will attached a sheet showing trash enclosure info.
3. UDC 11-3B-7. states landscaping improvements within the right-of-way shall require a license
agreement between the property owner and the transportation authority. It appears there is
landscaping outside of the property line you are crediting toward your required buffers. A license
agreement will be required prior to certificate of occupancy. Okay
4. 11-3C-5. states all off street parking areas shall be provided with a substantial wheel restraint to
prevent cars from encroaching upon abutting private and public property or overhanging beyond
the designated parking stall dimensions. Wheel stops are required within the internal parking spaces
and in the parking spaces near the walkway at the southwest portion of the building. We can
provide these.
5. UDC 11-3A-19. states a continuous internal pedestrian walkway that is a minimum of five (5) feet in
width shall be provided from the perimeter sidewalk to the main building entrance(s) for
nonresidential uses. The internal pedestrian walkway shall be distinguished from the vehicular
driving surfaces through the use of pavers, colored or scored concrete, or bricks. Although a
pathway is shown around the southern perimeter of the building, there needs to be distinguishing
marking where the crossing occurs across the drive aisle near the southwestern corner of the
building (there is presently only striping shown). We can provide this.
Architecture
6. ASM 2.1A requires buildings with rooflines 50-feet in length or greater to incorporate roofline and
parapet variations. Variations may include step-downs, step-backs, other modulation, or
architectural features such as cornices, ledges, or columns, and must occur in total combination for
at least 20% of the façade length. May be averaged over entire façade, but may not exceed 75-feet
without a break. Is this met on the north and south elevations? Yes.
7. ASM 2.3A states the architecture should consistently incorporate at least two (2) architectural
features into the building design that are pedestrian scale, to include: fenestration patterns;
architectural elements such as ledges, lighting, or canopies; material or pattern banding; or
detailing. How is this met on the north and east elevations? Staff recommends you consider
elements such as decorative lighting, awning or canopies or wainscoting. This is met by glazing
pattern, material pattern of both wood grained material and asymmetrical pattern of hardie siding
panels. Landscape will also assist with pedestrian scale elements at the north and east.
8. ASM 3.1B requires qualifying modulation to be at least 6-inches in depth, be at least 8-inches in
width or height (whichever is narrowest), and occur in total for 20% of overall façade elevation. For
buildings with façades less than 150-feet, horizontal modulation must occur no less than every 30-
feet. For buildings with façades greater than or equal to 150-feet, horizontal modulation must occur
no less than every 50-feet. Staff is unable to determine from the site plan if this is met on north and
east elevations. Please clarify. We can set glazing to inside faces of walls to create depth of
undulation where glazing occurs to at least 8”. See updated plan. At east side, we can also set
portion of hardie finish exterior wall back 8”.
9. ASM 4.1C requires providing details that emphasize focal elements such as public entries, building
corners, or public spaces. Examples include but are not limited to: columns, quoin or rustication,
canopies over entries, lintels, transom windows, or modulation of the roof plane. At least one focal
element is required and must be accented with a unique combination of color, texture, materials, or
modulation in the wall or roof plane. Please clarify the focal elements on the north and east
façades. The northeast corner has a pushed back corner area of glazing and a larger, cantilevered
lowered roof with a wood look finished eave. Other roof plane modulations occur, but the northeast
corner is more heavily accentuated.
Miscellaneous
10. Is there any lighting that is more than 1,800 lumens? If so, a lighting plan is required. Yes.
