Re: Windwalker Subdivision
To Whom It May Concern:
The Meridian City Council approved the preliminary Plat of Windwalker Subdivision on September 20,
2005 with 24 residential lots and 4 common lots. Windwalker has been annexed into the City of
Meridian with an R-8 zone. This Subdivision is located between E. Overland Road and E. Victory Road,
situated between fuglenook Subdivision and Sherbrooke Hollows Subdivision.
The Final Plat as submitted with this letter is in substantial confonnance with the approved preliminary
plat and meets the conditions set forth by the City of Meridian's Staff. This development meets the
requirements and provisions of the Unified Development Code (UDC), and is in confonnance with the
acceptable engineering, surveying and local design standards.
This development will provide connectivity between the above mentioned subdivisions by extending S.
Simmental Avenue (located in Sherbrooke Hollows Subdivision) and E. Fireside Ct. (located in
fuglenook Subdivision). The connection of these two streets is a condition of ACHD's approval of this
subdivision.
Windwalker Subdivision will utilize common drives for the majority ofthe residences. These common
drives will be owned and maintained by the homeowners association, and will provide a unique look and
feel to the subdivision.
This subdivision shall connect to the existing sewer and water stubs that are located in E. Fireside Ct.
The developer will provide pressure inigation, which will be owned and maintained by Nampa Meridian
Inigation District. This pressure inigation system will connect to the existing pump station serving
fuglenook and Sherbrooke Hollows Subdivisions. The stonn drainage system in this subdivision will be
comprised of catch basins, a sand and grease trap, and a retention area. The catch basins located near the
intersection ofE. Fireside Ct. and E. Horse Creek St., and at the East end ofE. Horse Creek Street. The
sand and grease trap and retention area will be located in Lot 9, Block 1, which is a common lot. Lot 9,
Block 1 will also have a pedestrian path to connect with the existing pathway and common lots in the
adjacent subdivisions.

Backflow Prevention:_A backflow prevention device must be installed as required by City Ordinance 9-3.
Coverage: The irrigation system must be designed to provide 100% coverage with head to head spacing or triangular

Matched Precipitation Rates: Sprinkler heads must have matched precipitation rates within each control valve
circuit.
Irrigation Zones: Sprinkler heads irrigating lawn or other high-water-demand areas must be circuited so that they are
on a separate zone or zones from those irrigating trees, shrubs, or other reduced-water-demand areas.
Overspray: Sprinkler heads must be adjusted to reduce overspray onto impervious surfaces such as sidewalks,
driveways, and parking areas.
Notes:
Irrigation Required: All landscape areas shall be served with an automatic underground irrigation system.
Additional requirements affecting pressurized irrigation systems can be found in City Ordinance 9-1-28.
Irrigation Water Source: Use of non-potable irrigation water is required when detennined to be available by the City
Public Works Department as regulated by City Ordinance 9.1-28. If city potable water is used, a separate water
meter is recommended so the owner can avoid paying sewer fees for irrigation water. Potable water shall not be
used as a primary irrigation water source on non-residential lots with more than Yz acre of landscaping. Year round
water availability is also required by connecting to city potable water or an on-site well as a secondary source.
