Inc., we are pleased to submit the attached application and required documents for the Certificate of Zoning Compliance review and approval of a pool house lot within the Lavender Heights Subdivision. Please accept this letter as the required written narrative regarding the project. Lavender Heights is a single-family residential subdivision of mixed density. A common lot located at the northwest corner of E. Phenomenal St. and S. Sachet Ave. has been proposed as the site to provide the Lavender Heights residents with a pool and pool house amenity. The pool house includes mens and womens changing/restrooms, a pool equipment room, and a pool storage room. The materials and finishes include stone veneer, hardie plank siding and board & batton, wall sconces/lights, architectural asphalt shingle roofing, and a 6’ height ornamental metal gate with access card reader. The landscape has been aesthetically and functionally designed to meet open space, street buffer, and parking lot landscaping requirements as set forth by the City of Meridian Unified Development Code. The site drainage design includes roof drain downspouts, a drain inlet, an infiltration swale, and a seepage bed. It is also anticipated that the site will include an engineered water feature. There will be no variance request for this project. Covenants, conditions, and restrictions will be written, and in effect, after the subdivision has been developed.
