Box 1158 Boise, ID 83701 RE: 1450 E. Franklin Road - (ZV-2021-0061) Dear Mrs. Rickenbach: In response to your request for zoning verification for the property located at 1450 E. Franklin Road, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned C-G (general retail and service commercial district) zoning district. • The abutting zoning designations for the address listed above are I-L (light industrial) to the north, west, and east, and I-L and R-40 (high-density residential district) to the south. • The subject parcel is currently development. Current approvals on the subject site include: • File: H-2020-0029 – In July 2020, a Rezone of 1.96 acres of land from I-L to C-G zoning district and Preliminary Plat consisting of six (6) buildable lots on 12.84 acres of land in the C-G and I-L zoning districts was approved for Midgrove Plaza. • File: FP-2021-0033 – In June 2021, a Final Plat consisting of five (5) buildable lots on 12.84 acres of land in the C-G and I-L zoning districts was approved for Midgrove Plaza. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk’s Office. 12/07/21 ZV-2021-0061 1450 E.
