WRITTEN NARRATIVE
BEARWOOD SUBDIVISION NO. I
Bearwood Subdivision No. 1 contains 54 single-family residential lots on 24.63 acres. The smallest lot is
5,114 square feet, with the average lot size 6,943 square feet. Fourteen (14) common lots are located
within the project, totaling 7.2 acres (29 percent open space, 21 percent usable open space). There will be
a pond included in the open space which will be lined and aerated. Based on the water rights available for
this property, the pond is necessary to meet peak demand. The pond is 0.92 acre in size and will meet the
requirements of Meridian City Ordinance. This property is directly west of Bear Creek Subdivision and a
middle school site for Joint School District No. 2.
The property, zoned R-8, is located west of S. Stoddard Road, south of Overland Road and east of Linder
Road. The gross density of this phase of the project is 2.19 dwelling units per acre (du/acre), and the net
density is 3.41 du/acre.
Sewer and water is currently at the site and will be continued through the property to connect with
existing services. The project will provide recreational opportunities for the residents of the subdivision.
The developer will provide sprinklers, trees, grading and hydro -seeding or drill -seeding of common areas.
Playground equipment; a swimming pool with restrooms and changing area; and a ten -foot -wide,
multiple -use public pathway will be constructed within the development. The project will provide active
and passive recreational opportunities for the residents of the subdivision.
The final plat conforms with the approved preliminary plat and meets all requirements thereof. The
project conforms with all requirements and provisions of the UDC. The project was designed using
acceptable engineering, architectural and surveying practices and local standards. The project was
annexed under Ordinance 06-125 8 (recorded as Instrument No. 106151231), and the Instrument Number
of the recorded Development Agreement for this project is 106151232.

A parcel of land located in the NW 1/4 of Section 24, T.3N., R.1 W., B.M.,
Meridian, Ada County, Idaho more particularly described as follows:
Commencing at a'/2" iron pin marking the NW corner of said Section 24
from which a 5/8" iron pin marking the N 1 /4 corner of said Section 24 bears
