Garry Avenue Santa Ana, CA 92705 RE: 1300 N. Penn Station Lane - (ZV-2021-0062) Dear Mrs. Lopez: In response to your request for zoning verification for the property located at 1300 N. Penn Station Lane, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned R-15 (medium high-density residential). • The abutting zoning designations for the address listed above are R-8 (medium-density residential) to the east and south, C-G (general retail and service commercial district) to the north, and R-40 (high-density residential) to the west. • A multi-family development is a conditional use in the R-15 zoning district. The definition of a multi-family development is: Development where there are three (3) or more dwelling units or apartments located on the same property. A multi-family dwelling may or may not be present on the property. • Current approvals on the subject site include: • File: AZ-00-011 – In April 2000, annexation and zoning of 3.4 acres of land to R- 15 for a 40-unit apartment complex was approved. C • File: CUP-00-028 – In July 2000, a Conditional Use Permit for a multi-family development consisting of a 40-unit apartment complex for Penn Station Apartments in the R-15 zoning district was approved. • The site was not approved as a Planned Unit Development and is not located in any special, restrictive or overlay district. • Please see UDC Code 11-4-3-27, specific use standards for multi-family developments https://library.municode.com/id/meridian/codes/code_of_ordinances?nodeId=TIT11UND ECO_CH4SPUSST_11-4-3-27MUMIDE. 11/30/21 ZV-2021-0062 1300 N. Broadway Avenue, Ste. 201, Meridian, ID 83642 Phone: 208-884-5533 Fax: 208-888-6854 www.meridiancity.org • The proposed use is considered a conforming use and complies with the zoning regulations in effect at the time of project approval noted above. • In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning Compliance, and Design Review are required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk’s Office. Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
