Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada
County Highway District and Meridian Ordinance. Dimensions will be determined by
the City Engineer. All sidewalks will be five (5) feet in width.
Proposed plat is in conformance with the City of Meridian Zoning & Subdivision
Ordinance and Comprehensive Plan.
Development will connect to City services.
Proposed plat is in conformance with the approved preliminary plat.

RE: Willey Subdivision
Dear Staff:
Enclosed please find the final plat submittal for the above referenced subdivision project.
The following is provided in response to the conditions of approval:
1. The new sewer line in Gaudians Avenue has been installed.
2. This condition was satisfied on the preliminary plat re-submittal map dated April 23, 2002.
The Pressurized Irrigation Plan is enclosed. The distribution lines of this system will be privately
owned and operated by RC Willey Home Furnishings. The pump station is operated by Nampa &
Meridian Imgafion District, (NMID) and there is a pump station easement and operation and
maintenance agreement already in place with NMID.
The Ada County Highway District has a 75% draft set of construction plans for the expansion or
widening of Franklin Road. This work also includes widening and the construction of curb,
gutter, and sidewalk on Eagle Road/State Highway 55 from the intersection of Franklin Road and
Eagle Road to the intersection of Eagle Road and Lanark Street. It is our understanding that this
work is schedule for 2004. We request that the requirement remaining for construction of the
sidewalk between Lanark Street and the subdivisions north property line be deferred so that this
work can be coordinated concurrently and so the designs are complementary of one another. We
request to bond for this section of sidewalk improvement.
5. A 35' wide landscape buffer is provided on the plat, along both Eagle Road and Franklin Road.
Complete landscape plans are provided as required.
6. A landscape easement is provided as described above.
7. The tree location modification is shown in detail A, sheet L-1 of the landscape plan.

There are no new improvements, aside from landscaping, proposed within the subdivision. All
streets, curb, gutter, sidewalks and storm drainage systems were constructed as a part of the
original RC Willey Home Fumishings Project and appear to be in conformance with today's
standards. All storm water contained on site.
