Bannock Street Boise, ID 83702 RE: R6905490210 and R6905490220 - (ZV-2021-0064) Dear Mrs. McNeil: In response to your request for zoning verification for parcel numbers R6905490210 and R6905490220, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned R-40 (high-density residential). • The abutting zoning designations for the address listed above are R-8 (medium-density residential) to the west, north, and south, and C-G (general retail and service commercial district) to the west. • A multi-family development is a conditional use in the R-40 zoning district. The definition of a multi-family development is: Development where there are three (3) or more dwelling units or apartments located on the same property. A multi-family dwelling may or may not be present on the property. • Current approvals on the subject site include: • File: CUP-03-008 – In June 2003, a Conditional Use Permit for a Planned Unit Development for Paramount Subdivision in the R-8, R-40, L-O, and C-G zoning districts was approved. • File: RZ-15-001, PP, CUP – In April 2015, a request for rezone of 5.05 acres of land from C-G to the R-40 zoning district and 3.37 acres of land from R-40 to the C-G zoning district; Preliminary Plat consisting of one (1) building lot and five (5) common lots in the R-40 zoning district and twenty-two (22) building lots in the C-G zoning district on 36.04 acres of land for Paramount Southeast Subdivision; and Conditional Use Permit for a multi-family development consisting of 280 residential dwelling units in an R-40 zoning district was approved. 12/01/21 ZV-2021-0064 R6905490210, R6905490220 (ZV-2021-0064) page 2 Community Development Department ▪ 33 E. Broadway Avenue, Ste. 201, Meridian, ID 83642 Phone: 208-884-5533 Fax: 208-888-6854 www.meridiancity.org • File: A-2016-0180 – In July 2016, a Certificate of Zoning Compliance and Design Review was approved to construct a 280-unit multi-family development on 14.78 acres of land in the R-40 zoning district. • The site was approved as a Planned Unit Development (CUP-03-008) however, the property is not in any special, restrictive, or overlay district. • The subject properties for the Paramount Square Apartments are compliant with the recorded Development Agreement and all subsequent addendums. • The proposed use is considered a conforming use and complies with the applicable zoning regulations. • In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning Compliance, and Design Review are required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk’s Office. Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
