Broadway Ave. Ste 102 Meridian, ID 83642 RE: VERONA LIVE /WORK CONDITIONAL USE PERMIT APPLICATION To Whom It May Concern: On behalf of our client, Timberland Development Partners LLC, please accept this request for a Conditional Use Permit application for vertically integrated live / work units; the proposed development will be constructed on a 4.42 acre parcel located near the northeast corner of W. McMillan Road and Ten Mile Road. The subject property has been annexed into the City of Meridian and the property has been platted as Phase 3 of Verona Subdivision. The property is currently zoned L-O and office uses are Principally Permitted. The proposed development includes a total of 17 vertically integrated live/ work units. A single-story office building is being proposed in the northwest corner of the site, the office building is Principally Permitted and while the office building is not included in this CUP application, it is shown on the site plan for reference. Live/Work Units Elevations for the proposed live/work units are included as a part of this application, the live work units have been designed in a Modern Farmhouse style that will be compatible with the surrounding residential neighborhoods in Verona Subdivision. Neighbors who attended the neighborhood meeting that was held for the Verona Live /Work CUP applications reacted very positively to the appearance of the elevations that were shown at the neighborhood meeting and to the proposed live /work land use; neighbors were overwhelmingly in favor of seeing live /work units in their neighborhood instead of the higher a 2760 Excursion way Meridian, ID,83705 p 208-376-7330 f 208-323-9336 w www.jub.com intensity commercial or office uses. Neighbors were largely in favor of the project because they anticipate that the live/work units will generate less traffic than office uses. Several neighbors also discussed there being a market need for live/work units. The live /work units will feature a three-bedroom residential unit, with a private lower level patio along with a ground floor office space located at the front of the building. Each live /work unit will include a two car attached garage; additional parking spaces will be provided for visitors to the offices included in the live /work units. All City of Meridian parking standards for the live / work units and the proposed office building have been met. Conditional Use Permit A Conditional Use Permit application is required for all proposed vertically integrated uses in the L-O zoning district. Our client has worked both with City staff and the residents of the neighboring residential subdivision to ensure that the Verona Live / Work units will be compatible with surrounding development and meet City standards for vertically integrated uses. Just as importantly, the Verona Live / Work units will provide a type of development that we believe will be highly desirable for Meridian residents who want to live in a development where they can have a dedicated office space for meeting with clients as well as an attached three-bedroom home and garage. This type of development is perfectly suited for a young professional with a young family who is building their professional practice and looking to reduce their commute times and improve their family life and work/ life balance or for an empty nester who is at the opposite end of the spectrum and looking to reduce commute times while retaining a professional office.
