Watertower Ln., Suite 202 Meridian, ID 83642 RE: Bellingham Park Subdivision No. 3 Final Plat Condition Modification Dear Mr. Hood: On behalf of our client, Bellingham Park LLC, Bailey Engineering, Inc. is requesting that the final plat site specific condition of approval No. 10 be modified and site specific condition No. 11 be removed. The current condition does not allow development of the final two phases, Phase 3 and 4, until FEMA approves a Letter of Map Revision, LOMR. Bailey Engineering, Inc. understands the intent of this condition, however, we are not be able to comply with this condition. A LOMR is based from as -built conditions and this does not allow the opportunity to comply. We have met and worked with staff on this condition and believe staff has proposed a viable modification. The modification proposed would be as follows: 10. Developer will submit a floodplain development permit application for the proposed construction that affects the floodplain with the exception of the culvert/bridge crossing at Wrightwood Drive. City of Meridian will issue building permits after developer submits a Letter of Map Revision, LOMR, to FEMA for the completed construction and grading. Developer will submit a floodplain development permit application for the proposed culvert/bridge crossing of the Ten Mile Creek at Wrightwood Drive. Staff and Bailey Engineering, Inc. believe that site specific condition No. 11 should be removed from the site specific conditions of approval, as it is not applicable.
