Dear Michelle Rash:
In response to your request for zoning verification for the property located at 1465 W. Deer Crest
Street, please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-G (general retail and service commercial district).
• The abutting zoning designations for the address listed above are C-G to the north, south,
west, and R-8 (medium-density residential) to the west.
• A multi-family development is a conditional use in the C-G zoning district. The definition
of a multi-family development is:
Development where there are three (3) or more dwelling units or apartments located on
the same property. A multi-family dwelling may or may not be present on the property.
• Current approvals on the subject site include:
• File: CUP-13-008 – In September 2013, a Conditional Use Permit for a multi-
family development consisting of 96 dwelling units in the C-G zoning district was
approved.
• File: CZC-13-125 – In 2013, a Certificate of Zoning Compliance and
Administrative Design Review were approved to construct four (4) multi-family
buildings consisting of 32 dwelling units, a clubhouse with fitness center, a dog
park, children’s play structure, and common open Space on 6.84 acres of land in
the C-G zoning district for Phase 1.
• File: CZC-14-036 – In 2014, a Certificate of Zoning Compliance was approved to
construct twelve multi-family buildings consisting 64 dwelling units on 6.84 acres
of land in the C-G zoning district for Phase 2; Design Review of the buildings
were approved with the Phase 1 CZC.

• The site was approved as a Planned Unit Development with Paramount Subdivision (DA
#103137116).
• To the best of my knowledge the site is not in any special, restrictive, or overlay district.
• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved Conditional Use Permit, Certificate of Zoning
Compliance, and Design Review are required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non-conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk’s Office.
Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
