Pine and own the property at 3517 W. Pine Ave. We are also speaking for our neighbors at 3513 W. Pine and 3720 W. Pine. 11ùs Letter is in response to the proposed subdivision known as ElleDsburg. We have made several attempts to taJk to the planner of record oftJùs project. We have both left phone messages and gone to city ball. We have had no response. After looking at this project we feel there are many issues that need to be addressed and would like this letter to be part of public record. Our primary concern, is connectivity between the Ellensburg property and those on the South side ofW. Pine Ave. At the time we would develop our parcels. the proposed streets running North and South Ú1 Ellensburg do not logically match up with where we will need to position streets. I have been to ACHD and talked with Andrea Tuning about this matter. She could readily see the problem and suggested I go to the planner of record. TIús is a problem that needs to be worked tbrough before there are any final approvals or any work commences. Our next area of concern has been addressed in previous hearings. We do not feel that this type of project is appropriate West ono mile. All other projects are single family housing and that would be what we would desire to develop in the future. Our homes are worth $400,000 +. Jbjs can OIÙY devalue our properties. It is putting US next to 414- plex units (164) of non-owner occupied housing and the tbc attendant problems that come with transient tenants and those who have no personal interest in the property. When we choose to develop, our homes are of too great of value to just eliminate. We need to be able to incorporate them into whatever project we propose. We are not opposed to the land being developed, but do not feel that the proposed project fits in with the existÜJg neighborhood or other recently approved projects West of 10 mile.
