Nick, Our “concerns” with the alignment of Joy Avenue through Jamestown Ranch have been discussed with, and addressed to our satisfaction by both Meridian City and ACHD staff. Even though those concerns were entered into the hearing record, we are not opposed to the project and will not provide testimony at the Planning & Zoning Commission hearing on Thursday. I read an email from you to the City regarding the Joy Avenue alignment and just wanted to reach out. There are several benefits for our proposed positioning of Joy Avenue: (1) Curving Joy provides much needed traffic calming in/out of your subdivision as well as ours. (2) Our land seller retained land in the NE corner of our subdivision and there are structures on his property that interfere with any Joy alignment to the North. (3) There is also a IPCO overhead pole (steel tower) within the Joy alignment to the North as well. (4) Curving Joy provides a natural buffer between the age-restricted portion and the typical single-family portion of the subdivision. Having done these types of mixed projects yourself, I'm sure you can appreciate that. (5) Spacing Joy one quarter mile from Black Cat and one quarter mile from San Vito would allow the Joy/McMillan intersection to be signalized in the future if warranted once McMillan is widened. Our goal is to develop a quality subdivision and be harmonious and respectful neighbors. We understand that the City and ACHD's support of our plan may be different than the direction they went with your subdivision, but we feel this is the best plan for both of us.
