Dear Michael Meyer:
In response to your request for zoning verification for the property located at 4621 S. Eagle Road,
please note the following:
• This property is located within the corporate boundaries of the City of Meridian and is
currently zoned C-C (community business district).
• The abutting zoning designations for the address listed above are R-8 (medium-density
residential) to the north and west, R-4 (medium low-density residential) and RUT (rural-
urban transition district) to the east and RUT to the south.
• A retail store (Albertson’s Grocery Store) and convenience store with a fuel sales facility
is a principally permitted use in the C-C zoning district. The definition of a retail store and
fuel sales facility are:
Retail sales. The sale, distribution, presentation, demonstration, or supply of goods to
consumers through or at a retail store.
Fuel sales facility. A retail establishment that sells and supplies motor fuel, lubricating
oils, and/or grease to on premises trade. The use may also include an accessory
convenience store selling a limited line of groceries and self-service food items.
• Current approvals on the subject site include:
• File: A-2020-0207 – On June 3, 2021, a Certificate of Zoning Compliance and
Administrative Design Review were approved for a new 58,164 square foot, 37’ tall
Albertson’s grocery store with a new 3,063 square foot convenience store and fuel
facility and associated site improvements on 12.74 acres of land in the C-C zoning
district.
• The site is not part of a Planned Unit Development or located in any special, restrictive, or
overlay district.

• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, an approved Certificate of Zoning Compliance and
Administrative Design Review is required to rebuild the structure in its current form.
• To the best of my knowledge the site does not have any legal non-conforming issues, nor
any building or zoning violations.
• Documents regarding the subject property are available through a records request at the
Meridian City Clerk’s Office.
Staff’s failure to cite specific provisions of the Unified Development Code, or existing
conditions of approval associated with the subject property, does not relieve the Applicant of
responsibility for compliance.
