The applicant is proposing 144 single-family dwellings with 5-common lots located north of
Sundance Subdivision off Meridian Road. The site is approximately 42.72-acres with two pocket
parks within the subdivision. The parks will contain drainage facilities that will accommodate the
100-year floodwaters and not the nuisance water. A 35-foot landscape strip has been provided
along Meridian Road. A detached sidewalk will be provided in the landscape strip.
The proposed use and development plan is harmonious with the existing Meridian Comprehensive
Plan which calls for single family dwellings within this rural section of Meridian (see section 6.1
through 6.10). The proposed development has a low density of 3.37 dwellings per acre. This
density is far less than other approved developments south of Ustick Road and the Ustick
Meridian Road area. Two types of lot sizes have been provided to utilize a mix in lot and home
values. Lot sizes range from just under 7,000 to over 17,000-square feet.
The requested R-8 zoning is harmonious with the proposed use to the east and existing zoning to
the south.
On October 10, 2001, I met with staff, Dave McKinnon and Bruce Freckleton, to discuss the
Preliminary Plat application.
The use will not adversely affect other property in the vicinity.
The site will be served adequately by existing and proposed public facilities and services. The
white sewer trunk will service this site. The sewer trunk is not available at this time. The
developer understands that the City has acquired the majority of the easements and the
construction of the sewer trunk line is eminent. The alignment of the sewer has been presented to
City Council and staffand we had favorable responses as to its location. The proposed use will
not create excessive additional cost for public facilities and services.
The proposed use will not involve activities or processes that produce traffic, noise, smoke, fumes,
glare or odors that will be detrimental to any persons or property.
A variance will be requested for block length.
The site's main entrance has been designed to not create interference with traffic on surrounding
public streets. The site will generate 1,440 additional trips per day. Ustick Road has 6,900 trips
per day and can take up to 14,000 trips at its current configmafion. Meridian Road has 4,200 trips
per day and it can take 14,000 trips at its current configuration. The transportation system will be
able to handle the additional traffic generated from this site.
The proposed uses will not result in the destruction of a natural scenic or historic feature
considered to be of major importance.
The applicant agrees to pay any additional sewer, water or trash fees or charges, if any, associated
with the use. Development will connect to City services and comply with City Ordinances. The
Street names do not conflict with City grid system.
The property will be posted 1 week before the hearing. A signed affidavit stating that this will be
done is attached.
The applicant will deliver to the Zoning Administrator a notarized statement that the property was
posted.

Meridian, Ada County, Idaho, being more particularly described as follows:
Commencing at the northwest corner of the SW % of Section 31, Township 4 North, Range 1 East,
Boise Meridian; the REAL POINT OF BEGINNING of this subdivision;
Thence S 89°47'27" E 2401.76 feet along the north line of said SW % to the northeast corner of
said SW %;
Thence S 00°45'41" W 1024.64 feet along the east line of said SW % to a point;
Thence N 79°42'42" VV 299.03 feet to a point;
Thence N 33°20'05" VV 280.71 feet to a point;
Thence N 89°34'05'' VV 1950.72 feet to a point on the west line of said SW %;
