RE: Goddard Creek Townhouse Subdivision Administrative Design Review
Dear Mr. Dodson:
On behalf of SI Construction LLC please find enclosed application material related to
administrative design review application for Goddard Creek Townhouse Subdivision located on
the NW corner of Goddard Creek Way and McMillan Street.
Property Background
As you are aware, this parcel was recently approved for a 34 single family attached
townhouse subdivision comprised of (17) 2 unit, single story buildings. This subdivision has a
development agreement in place to restrict the age of the homeowners to no younger than 55
years old. This restriction will add a different type of population mix in this community which
will tie in nicely with the general population single family developments and multifamily
developments in the near surrounding.
Architectural Character
Goddard Creek Townhouse Subdivision will be an attractive single story development
for seniors. To address cohesive design, in this development we will have 4 different exterior
elevation packages which comprises of paint colors, stone material, garage doors, exterior
lights and front door hardware. Each townhouse building exterior will have one of these 4
exterior packages. These packages will have different paint colors but will have the same stone,
garage door, exterior lighting, and front door. By doing this, these townhouses will look
different than each other but compliment each other so when the project is complete the
subdivision will have a good cohesive design.

To address building scale and building form, Goddard Creek Townhouse Subdivision will
be a single story development so the maximum height any building will be is 22 or 23 feet high.
We will have four different elevations throughout the community which will be comprised of
gable pitched roofs, hip pitched roofs, garage out orientation with the entryways closer to the
middle and garage in orientations with the entryway closer to the edge. There will be multiple
different roof pitches, gables, and staggering orientations.
To address architectural elements and materials, we are using a diversity of gables,
location of stone, vertical batten board, horizontal lap siding, stone walls, windows in the
garage, etc. to give these townhouses an attractive curb appeal and to enhance the publics
view from the street.
In regards to signs and lighting, this development will have the required number of
street lights throughout as well as each townhouse will have 2 exterior lights on either side of
the garage that will be on photocell to increase the amount of light in the driveways and street.
We will have a frontage sign to direct public and homeowners to the development and it will
use similar colors and materials as these townhouses.
There will be adequate parking in this development with 2 stalls in the garage, and 2
stalls in each townhouse driveway. In addition to this parking there will be 13 public stalls on
the south side of the development as well as 8 public parallel parking stalls on the north side of
the development to help with a current parking problem coming from the multifamily
development on the north.
To address pedestrian pathways there will be a sidewalk from neighboring
developments along the front of this subdivision that will connect and that sidewalk will run
throughout Goddard Creek Townhouse subdivision. It will also lead to the common area park
we have within the development.
