High Street Akron, OH 44308 RE: S1223120620 - (ZV-2021-0046) Dear Mr. McNeill: In response to your request for zoning verification for parcel number S1223120620, please note the following: • This property is located within the corporate boundaries of the City of Meridian and is currently zoned TN-C (traditional neighborhood center district). • The abutting zoning designations for the address listed above are RUT (rural urban transition district) and C-G (general retail and service commercial district) to the north, TN-R (traditional neighborhood residential) and R-8 (medium-density residential) to the south, TN-R, TN-C, and C-C (community business district) to the east, and RUT and TN- R to the west. • A multi-family development is a principally permitted use in the TN-C zoning district. The definition of a multi-family development is: Development where there are three (3) or more dwelling units or apartments located on the same property. A multifamily dwelling may or may not be present on the property. • Current approvals on the subject site include: • File: MDA H-2017-0093 – On October 4, 2017, a request to amend the recorded development agreement (DA #113077158) for the purpose of removing the subject property from the governing Development Agreement and entering into a new Development Agreement to develop a 336-unit multi-family project. • File: A-2017-0228 – In 2017, a Certificate of Zoning Compliance and Administrative Design Review were approved to construct a multi-family residential development consisting of 336 dwelling units with amenities and open space on 19.5 acres of land in the TN-C zoning district. 11/05/21 ZV-2021-0046 S1223120620 (ZV-2021-0046) page 2 Community Development Department ▪ 33 E. Broadway Avenue, Ste. 201, Meridian, ID 83642 Phone: 208-884-5533 Fax: 208-888-6854 www.meridiancity.org • The site was not approved as a Planned Unit Development and is not located in any special, restrictive, or overlay district. • The proposed use is considered a conforming use and complies with the applicable zoning regulations. • In the event of a casualty, an approved Certificate of Zoning Compliance and Administrative Design Review is required to rebuild the structure in its current form. • To the best of my knowledge the site does not have any legal non-conforming issues, nor any building or zoning violations. • Documents regarding the subject property are available through a records request at the Meridian City Clerk’s Office. Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of approval associated with the subject property, does not relieve the Applicant of responsibility for compliance.
