For Value Received, The William E. Colson Living Trust as to an undivided 20% interest and
Hugh D. Colson Trust as to an undivided 20% interest, hereinafter referred to as Grantor, does
hereby grant, bargain, sell and convey unto Meridian Premier LLC, an Oregon limited liability
company, hereinafter referred to as Grantee, whose current address is 9310 NE Vancouver Mall
Drive, Suite 200, Vancouver, WA 98662-8210, the following described premises, situated in
Ada County, Idaho, to wit:
Lot 23 in the Amended Magic View Subdivision, according to the plat thereof, filed in Book
52 of Plats at Pages 4445 and 4446, Amended by Affidavit recorded under Instrument
Number 8429311, Records of Ada County, Idaho.
LESS AND EXCEPTING THEREFROM that portion of said property conveyed to the State of
Idaho by Warranty Deed, recorded December 22,1987, as Instrument No. 8769659, and re-
recorded March 11, 1988, as Instrument No. 8811513, Records of Ada County, Idaho.

TO HAVE AND TO HOLD the said premises, with their appurtenances, unto said Grantee, and to the
Grantee's heirs and assigns forever. And the said Grantor does hereby covenant to and with the said
Grantee, that the Grantor is the owner in fee simple of said premises; that said premises are free from all
encumbrances except current years taxes, levies, and assessments, and except U.S. Patent reservations,
restrictions, easements of record and easements visible upon the premises, and that Grantor will warrant
and defend the same from all claims whatsoever.
