RE: Final Plat Application for Cope Subdivision PP-06-035/AZ-06-037 — Letter of Intent
Dear Honorable Mayor and City Council Members:
On behalf of Van Auker Properties, please accept our Final plat application for Cope subdivision.
This commercial subdivision is located on the Northeast corner of E. Overland Road and Meridian
Road in Meridian. The property is approximately 4.40 acres and the property is currently a vacant
lot.
The applicant intends to develop the property as a commercial subdivision with 4 buildable lots
and 0 common lots. The applicant is proposing an overall density of 1.08 units per acre. With the
CG Zoning, the development would be compatible with the adjacent CG zonings to the North,
South, East and West. The CG zoned planned development would be in compliance with the
intent of the city of Meridian comprehensive plan.
Due to the small number of lots and their proximity to Meridian Road and Overland Road, traffic
impact from this development will be minimal.
Van Auker Properties agrees to pay any additional sewer, water or trash fees or charges, if any,
associated with Cope Subdivision. In addition, the applicant's representative agrees to post the
site no less than 10 days before each public hearing.
In all, we feel that this commercial development is very complementary to what was envisioned by
the city of Meridian for this area. The submitted plans were designed to comply with the Ada
County Highway District, the City of Meridian Unified Development Code and acceptable
engineering and survey practices as defined by local standards. If you have any questions please
do not hesitate to contact me at 426-8314.
eSincerely f
